Landlords Frequently Asked Questions:
Question: Half Price Rent In December?! Won't I lose a fortune!
​Answer: Absolutely not! For Example, if the rent on your property is £500 per calendar month or £6000 per year then the half price reduction in December would equal £250. In the first instance this amount is covered by the 4.5% rent increase each April which would be a yearly increase of £270. However the real value comes from consistent payment as Tenant's have to pay rent on time all year to qualify, keeping your investment clean and tidy and a reduced number of void periods.

Question: No Deposit or bond?!
Answer: From personal experience we have found that Deposit Protection Schemes can often be biased towards tenants which can leave landlords in a disadvantaged position. We find a better solution is to simply discuss any damages with tenants and arrange a payment plan. Should a tenant not wish to engage with this process we simply seek a County Court Judgement for any amounts of damages.

Question: What support services do you offer to Tenants?
Answer: We support our tenants in every way we can with the aim of ensuring rent is paid on time and your investment is taken care of. Recently we helped our Tenant David when he was made redundant from his role of 18 years as a maintenance engineer. We helped him create a CV and register with local agencies along with accessing Universal Credit and applying for a new claim loan which ensured his rent and household bills were covered. David has found a position with a new company and plans to invest his redundancy payment into a pension.
We also help in several other areas, when faced with not having a working fridge or falling a month behind with rent most tenants would spend the rent on a fridge. However we offer support with access to white goods meaning that our tenant's don't have to make that choice.

Question: Another management company is offering to manage my property for 8%
Answer: Industry standards for property management range from 5 - 15%. However we would always advise that you take a close look at the services offered and any hidden extras such as charges for inspections and renewing tenancies etc.

Question: Do you really turn business away?
Answer: Absolutely! We believe when a company grows they can often lose the personal touch. As the old saying goes, you don't need people as good as yourself, you need people better than yourself when your running a business. That's why we promise not to have more than 80 properties managed by any one branch. This is also why we can also promise never to charge VAT! So considering we will only have a maximum of 80 clients we prefer to work with ones who share our values. We will not let a property that we would not live in ourselves.

Question: Can I use your services if I already have a tenant?
Answer: Of Course! Our tenant sourcing and management run independently of each other. We can simply source a tenant and you can manage the tenancy or you we can manage a tenancy with you sourcing the tenant.

Question: Why check tenants bank statements instead of just doing credit checks?
Answer: Most Landlords and management companies don't report missed rent payments to credit reference agencies. This means a tenant with 12 months rent arrears could still have a credit score of 999. Bank statements provide a complete picture as to a perspective tenants circumstances, they show whether rent payments and other bills have been made on time.
